Fountain Hills sits on the east side of the McDowell Mountains, separated from Scottsdale by the mountains and McDowell Mountain Regional Park, with Fort McDowell and the Verde River to the east. It was laid out in 1970 around the fountain that gives it its name, and it has kept the character of a hillside town: view lots, custom homes, three golf communities and a walkable center on the Avenue of the Fountains.

A large share of the housing here is owned by people who are only in Arizona for part of the year, which is exactly the kind of property that either earns its keep or quietly costs money. Arizona Residential Landlord and Tenant Act compliance, proper trust accounting, and ADRE oversight. Licensed brokerage, general liability and E&O insured.

Do you handle seasonal and furnished leases?
Yes. A large share of Fountain Hills homes are second residences, and a furnished winter lease is often the right answer. We manage the home year-round — including the months it stands empty — and we will model seasonal against annual so you can see which one your property should be.
What about the HOA rules?
Most Fountain Hills communities sit inside an association, and the gated golf communities restrict lease terms and short-term use. We keep the lease and the tenancy compliant so violations never reach you, and we handle the correspondence when they do.
Do you also sell homes in Fountain Hills?
